Multi-unit building (Hull sector)

This new residential building includes 11 units distributed over three floors as well as an underground parking area. This project is part of the City of Gatineau’s desire to densify the downtown area of Hull. The previous zoning allowed only 6 units. Thanks to the SCAOPI process, 5 units were added. This design solution was made possible by placing all possible parking spaces in the semi-basement and creating 3 floors of housing on the above-ground levels. The volume of the building is integrated in its environment thanks to the proportions of the front façade, which reproduces the width and typology of two matchstick houses with gable roofs. The challenge of this project is to build near the smaller houses while meeting the objectives of densification. Thus, the regulations regarding the number of floors and the footprint were respected to limit the number of changes required to the zoning and to better integrate into the neighborhood.

Each unit has 2 exterior side walls and a large balcony located at the front or rear of the building, allowing the building to be placed between a minimum side setback and the shared access lane.
