Given the experience that our project manager acquired during the first phase of the Inter-Section Center construction project, we were mandated in 2016 by Construction GMR Associates Inc. to carry out the second phase.
With 32 housing units, community spaces and administrative offices to be built on two adjoining lots in the Aylmer sector, we favoured a concept composed of two buildings that look like one due to their clever connection. Given the nature of the project, we had to minimize zoning variances and changes. The services offered for this project included sketches, preliminary and final files, administrative support during the construction period as well as monthly site visits. Since this turnkey project was partially subsidized by the Société d’habitation du Québec (“SHQ”), it had to comply with the Construction Guide of the AccèsLogis du Québec program and the Novoclimat program in addition to the usual codes and standards. Our extensive experience with this type of project allowed us to carry out the mandate very efficiently with a minimum of time spent reviewing the plans by the SHQ, Novoclimat and the City of Gatineau.
In terms of challenges, we had to optimize the design by taking into account the many parameters of the project in order to achieve a quality building while respecting the budget in line with the viability of the project. Our humanity value took on its full meaning during this project carried out in collaboration with the team of this recovery center.
